Take over protection of a substantial B1 property which ws termed a “problem property” by the owners.

The premises comprises large vacant warehouse areas with offices above and adjoining outbuildings. The owner required a bespoke solution to secure, repair and maintain the property whist reducing holding costs and empty rates liability


Previous management of the property had been very poor resulting in the appearance of a squat and an extensive list of maintenance issues requiring attention.

A full assessment and schedule of works was carried out to recommission the property with a focus on making the premises watertight

Fire alarm system was renewed and a fire risk assessment undertaken

Property guardian protection implemented fire safety measures where there were none previously in place



All areas of the building were cleared and a host of health & safety points were implemented to ensure a safe and compliant environment. Warehouse areas and weak access points to the building were secured.

PGP worked with the owner’s surveyors to ensure loose brickwork on outbuildings was made safe and a long-standing electrical consumption issue was properly resolved by our electricians.

PGP delivered on the promise we made to our client that we would turn around this “problem property” and give them peace of mind that their asset was well managed and secured.


The property is secure, safe and maintained under management by Property Guardian Protection

It has been given a new lease of life as a temporary accommodation for 8 of our property guardians and all at no cost to the owners

In the aftermath of the Grenfell disaster and in co-operation with the local authority we provided emergency storage space in the warehouse area for much needed donations, making great use of a space that would otherwise be vacant
